Without housing security, individual health suffers, economic productivity declines and Australia’s capacity for innovation and productivity growth is substantially inhibited.

There are many factors that have contributed to this situation, but of particular importance is the fact that Australia’s residential real-estate markets are not connected: they are not part of a coordinated, end-to-end national system. In many respects, this is similar to Australia’s historic rail-gauge problem.
Prior to Federation, each Australian state built railway networks with different gauges, meaning that trains could not cross state borders on a single track. In the same vein, Australia’s residential property markets are made up of various rules and actors, such as planning authorities, developers, financiers, builders, and buyers – each with limited integration and visibility. As a result, the current situation is ill-suited to address Australia’s well-publicised issues with housing in an effective manner.
Just as Australia’s rail network required – and eventually achieved – interoperability, Australia’s digital property infrastructure requires a significant rethink to create a unified approach that benefits all involved.

The Australian housing crisis is a complex and multifaceted problem that affects millions of people across the country. It is characterised by high and rising house prices and rents, low and declining rates of home ownership, shortage and inadequacy of social and affordable housing, lack of diversity and choice in the housing market, and negative impacts on the economy, society, and environment.

The Australian Property Technology CRC (‘PropTech CRC’) aims to be a national, multidisciplinary research and commercialisation centre that explicitly seeks to partner with government to deliver more than 1.2 million well-located homes across the nation and having 1.2 million Australians working in the technology sector by the end of the decade.
Together with our partners, we will coordinate and drive the creation of technology solutions that drive real change across the property lifecycle: solutions that unlock the connectivity, the access, the supply, and the capital required to address Australia’s housing crisis.
